A full-service transaction coordination package for buyer or seller representation—from executed contract to final compliance.

Let us manage the details while you focus on your clients. This package ensures every critical step is tracked, documented, and delivered on time. We serve as your behind-the-scenes partner to keep the transaction moving smoothly and compliantly.

What’s included:

  • Detailed review of the fully executed contract for accuracy and completeness

  • Custom Transaction Summary with key dates sent to title, lender, and both agents

  • Timeline and contract summary sent to client (can include home inspector info)

  • MLS status updates for listings, if requested

  • Inspection scheduling (buyer side) or confirmation with the other party

  • Earnest and option money tracking with receipt confirmation

  • Collection and verification of Survey, T-47, and Seller’s Disclosure documents

  • Drafting of amendments (agent to negotiate terms) during business hours

  • Retrieval of Buyer Rep and IABS (if needed – also available as a separate service)

After the Option Period:

  • Begin compliance documentation and broker file submission

  • Send “What’s Next” email to client (includes utilities, insurance, movers, warranty options)

  • Coordinate warranty order with title, if applicable

  • Appraisal tracking and communication

  • Distribute all amendments to appropriate parties

  • Monitor HOA docs and ensure deadlines are met

  • Confirm loan approval and file title commitment

  • Verify approval of appraisal, survey, and T-47

  • Submit final file to compliance and request CDA

Week of Closing:

  • Schedule and confirm closing with client and title

  • Send calendar invites and reminder email with time, date, and location

  • Ensure CDA is sent to title (unless broker sends directly)

  • Confirm CD is delivered on time by lender and address delays

  • Confirm client receives final CD/settlement statement

  • Verify funding and update MLS to “Closed” (if listing)

  • Submit final documents and close out file with broker compliance
